The Decatur Project began as an exciting investment opportunity for a long-time client with deep real estate experience. The original 1,180-square-foot home was expanded by an additional 1,800 square feet, including a full second story that required a complete structural transformation. The team executed a full demolition, lifted the roof to create dramatic 18-foot vaulted ceilings, and reinforced the framing to support the new build.
An additional 1,800 square feet was added across two new floors. This addition more than doubled the home’s footprint and allowed for a layout that was both spacious and flexible, perfectly suited for modern living.
The client took an active role in the design process, personally selecting and purchasing all of the finishes. The result was a one-of-a-kind aesthetic — a striking blend of modern farmhouse style infused with subtle Middle Eastern-inspired touches. Every detail, from the architectural lines to the textures and materials, reflected the client’s unique taste and vision.
The construction process spanned five months, a timeline that required precise coordination and constant communication. Inside, the kitchen became the heart of the home. Equipped with high-end appliances, custom cabinetry, and thoughtful attention to natural lighting including the addition of a skylight. Every bit of install and fit-out was coordinated intentionally, not just to meet specifications, but to ensure longevity functionality.
The design and decision-making process was collaborative from day one. In October, On Point Builders was approached with an urgent request: a tenant had signed a lease agreement requiring move-in by January 1st into a 7,250-square-foot space within a strip mall. After consulting with our partners and subcontractors, we determined that we could successfully deliver within the tight timeframe.
The scope of work included full demolition, new flooring, and paint throughout the space, with the centerpiece being the construction of 2,200 square feet of new men’s and women’s restrooms. Each facility was outfitted with three private cubicles and multiple showers, designed to accommodate high tenant usage while meeting code and ADA standards.
Because the project was located in an active retail environment, our team coordinated closely with other tenants to avoid business disruption. In particular, all major sub-floor concrete breaking was strategically scheduled after hours to minimize noise and impact.
Despite the compressed schedule, all critical inspections — including fire sprinklers, ADA compliance, and MEP systems — were completed on time. A final Certificate of Occupancy and handoff was granted on December 20th, ensuring the tenant had ample time to complete their move-in before the January 2nd deadline.

The Kirkwood addition project began as a vision shared by an experienced real estate investor who saw potential where most saw limitations. The original home was small and dated, with only its basic structure hinting at what it could become. Our task was to reveal that potential and turn the property into a showpiece worthy of its location.
We began by taking the existing home down to its bones. Every wall, every surface, and every system was removed, leaving only the structural framework standing. From this blank slate, we designed a new layout that would support the dramatic transformation ahead.
The most significant change was the addition of 1,357 square feet of new living space, in addition to the 1,028 square feet of existing living space. This expansion more than doubled the home’s size and allowed for an entirely new flow. Light-filled common areas, thoughtfully arranged private spaces, and upgraded structural elements created a home that felt both open and anchored. The new floor plan was designed with modern buyers in mind, balancing elegance with flexible living.
Throughout the process, our team worked closely with the investor to ensure that every detail supported long-term value.
